Location is everything with this five-bedroom, five-bathroom and one half-bathroom home in Frisco, said listing agent Gina Lester. It sits on 3.22 acres with a creek running through part of the property. but it’s also minutes from The Star in Frisco and Legacy West.

“There’s nowhere else that you can get such an unbelievable location on acres of land,” Lester said.

From the front, the home looks like a single-story house, but the back of the house reveals a walk-out basement. There are porches on both levels that have views of the surrounding property.

The home was built in 2010 and is 7,675 square feet. The exterior is finished in stone, but Lester noted that the home is built out of concrete and its 16-inch thick perimeter provides the “fortress” energy efficiency and longevity.

Three additional bedrooms sit on the first floor, each with en suite bathrooms.

The fifth bedroom sits on the basement level, along with a bathroom. The basement level also has a game room, a second kitchen, a laundry room and a safe room. Lester also noted that there’s an additional 1,965 square feet of unfinished space on the basement level, which has plumbing for an additional bathroom, and electric work already done.

The basement level has access to back patios and the pool, along with the rest of the property. The pool has a spa and numerous areas for seating surrounding it.

At the back of the property, there is a wide creek with a bridge over to the other side. Lester said the property includes land on the other side of the creek, which she estimated is about a half-acre. She also noted that the sellers have canoes on the creek, and other neighbors have been known to fish from the creek as well.

3 Stonebriar Way is currently under contract, as of Oct. 1, but it is listed at $3,995,000 by Gina Lester of Briggs Freeman Sotheby’s International Realty.
